Overview

Envision a master-planned community of affordable new residences for working families; a neighborhood intended to inspire and encourage healthy lifestyles and designed efficiently to use less energy while incorporating the latest renewable energy technology, all for Kaua‘i’s kama‘aina – keiki to kupuna.
On the gentle slopes of beautiful ‘Ele‘ele on Kaua‘i’s west shore, this unique community is taking shape. Lima Ola will be a close-knit neighborhood where residents actually know their neighbors, interact often and practice a sustainable and healthy lifestyle daily.
Lima Ola is a vision deeply rooted in Kaua‘i’s sense of community and based on a desire for a responsible, environmentally friendly future:
- Affordable with a range of rental and homeownership opportunities for Kaua‘i’s ‘ohana.
- Green sustainable features that are environmentally responsible and lowers your energy cost.
- Healthy lifestyles inspired through open spaces, walking paths and recreational areas.
- Close-knit community where gathering places encourage social interaction.
Lima Ola Addresses the Great Challenges to Affordable Housing
Kaua‘i has a limited amount of land that can be readily developed for housing. Even when land is available, obtaining development approvals and building the necessary infrastructure for a planned community – streets, sidewalks, drainage and utilities – is one of the most expensive and longest components of a project and greatly increases the cost of housing.
These added infrastructure costs are normally included in the sale or rental price of a home, condo or apartment and are a major factor in making housing unaffordable for the average family on Kaua‘i.
At a time when housing costs continue to climb out of reach for many of Kaua‘i’s families, Kaua‘i County is committed to providing affordable housing that is environmentally responsible and promotes healthy lifestyles for all of Kaua‘i’s ‘ohana – keiki to kupuna.
With an initial investment of $5 million, which includes the purchase of the 75-acre parcel of land for Lima Ola, Kaua‘i County will develop the necessary infrastructure for a master-planned, green community of the future. In doing so, housing will be more affordable to more residents.
As Kaua‘i Mayor B. P. Carvalho, Jr. has said: “We need to build communities that are affordable to live in, environmentally responsible and promote a healthy lifestyle. Communities where Kaua‘i’s ohana – keiki to kupuna can live together and thrive. That is the vision of Lima Ola.”
